Ocean-facing buildings along the peninsula face relentless salt spray, and the results are predictable: corroding reinforcement, spalling concrete on balcony soffits, rust-stained render and failing balustrade fixings. Balcony repairs on the Northern Beaches are among our most frequent call-outs, closely followed by coastal building repairs involving cracked slab edges, leaking roof terraces and planter boxes that were never properly tanked. Movement cracking in masonry, often aggravated by sandy soils and stormwater problems, is commonly resolved with crack injection once the underlying cause has been stabilised. Treat them as a warning. Rust staining usually means the reinforcement inside the concrete has begun corroding, and expanding steel will eventually crack and dislodge the concrete around it. A professional assessment will establish how far corrosion has progressed and whether localised repair remains an option.
